New Urbanism at Work
At CIC Australia, we have a record of successful developments that dates back two decades. Our early projects were responsive to the topography, environmentally sensitive, and sought to create a sense of community. Now our design approach has even more rigour, with the principles of new urbanism (NU) at its heart. These principles, when applied in a commercially prudent way, can deliver benefits to our joint venture partners, residents and local government. Everybody wins.
Project owners win because:
- developments look and feel better and consumers can see the difference immediately
- projects sell quickly as purchasers become advocates
- diversity of product offerings opens up broader markets and increases the potential for revenue.
Residents win because:
- more diverse offerings mean a choice of housing types and prices
- sense of community and sense of place are enhanced
- attractive streetscapes and landscaping enhance property values
- energy and water saving measures also save money.
Local and State/Territory governments win because:
- there is less strain on infrastructure
- traffic is reduced owing to the inherent walkability
- Legible streets provide greater opportunity for passive surveillance
- there is a greater sense of place and pride in the neighbourhood, engendering civic responsibility.
At CIC we have demonstrated how NU can be applied on small and large scale opportunities. We have learned from experience that how aggressively these principles should be applied depends on a number of factors, such as:
- location of the project
- uniqueness of the site and degree of competition
- scale of the project
- quality and cost to the prospective purchaser
